Welcome to emperorrentals.com, operated by Emperor Rentals (“we,” “us”). By using the site or booking a stay through it, you agree to these terms. If you do not agree, please do not use the site.

Bookings and payment

Reservations made on this site are processed through OwnerRez, our property-management system, and payment is completed on OwnerRez’s secure hosted checkout. Every booking is subject to the rental agreement presented to you at checkout — that agreement (including house rules, occupancy limits, deposits, damage-waiver terms, and the cancellation policy for your stay) governs your reservation and takes precedence over anything on this site. A booking is confirmed only when payment is accepted and you receive a confirmation.

Pricing, fees, and availability

Quotes shown on the site include rent, fees, and taxes as itemized before you pay. Nightly rates and availability are live and can change until a booking is confirmed. If a clear pricing or listing error occurs, we may cancel and fully refund an affected booking rather than honor the erroneous price.

Cancellations

Cancellation terms are set out in the rental agreement and policy shown when you book. If you need help with a change or cancellation, contact us and we’ll walk you through your options.

Listing accuracy

We work to keep listings, photos, and amenity details accurate and sync them regularly from our management system, but occasional errors or out-of-date details are possible. Map locations shown before booking are approximate to protect the privacy of each home; the exact address is provided with your confirmed reservation.

Acceptable use

You agree not to misuse the site — including scraping or bulk-harvesting content, probing or overloading our booking endpoints, submitting false reservations, or attempting to access non-public areas. We may block traffic that threatens the service.

Intellectual property

The site’s content — including text, branding, and photography — belongs to Emperor Rentals or its licensors and may not be reproduced without permission.

Disclaimers and liability

The site is provided “as is.” To the fullest extent permitted by law, we disclaim warranties about the site’s uninterrupted or error-free operation, and our total liability arising from use of the site is limited to the amount you paid us for the booking giving rise to the claim. Nothing in these terms limits liability that cannot be limited under applicable law. The rental agreement governs matters relating to your stay itself.

Governing law

These terms are governed by the laws of the State of Florida, and disputes will be resolved in the state or federal courts located in Hillsborough County, Florida.

Changes to these terms

We may update these terms from time to time; the version posted here with the latest “last updated” date applies. Continued use of the site after a change means you accept the updated terms.
