We can add privacy-safe noise monitoring that alerts our team instantly, and if damage does occur we document it and handle the claim process — with the guest, the platform (like Airbnb's AirCover), or the damage waiver — so repairs aren't on you.

When and how do I get paid?

Owner payouts go out once a month by direct deposit, typically in your account by the 10th of the following month. You also get a plain-English monthly statement and a consolidated year-end packet (including your 1099) that makes tax filing simple.

How fast can my property go live?

Typically within 1–2 weeks of signing. That includes professional photography, listing copy, pricing calibration, and distribution across every platform. If your home needs furnishing or design tweaks first, we guide you through that too.

Do you handle licenses, permits, and lodging taxes?

Yes. We guide you through Florida's DBPR vacation rental licensing and local tax receipts, review HOA and zoning restrictions for your specific address before onboarding, and handle collection and remittance of state and county tourist development taxes on every booking.

What do I need to provide to get started?

Less than you'd think. We require a keyless smart lock (we can coordinate purchase and installation) and standard safety equipment like smoke detectors and a fire extinguisher. We supply and launder hotel-standard linens and towels, restock guest amenities, and set you up with a locked owner's closet for personal items.
